Who we are

North Coast Financial, Inc. is a California direct hard money lender. Don Hensel has been a private money lender since 1981. Over 45 years, we have funded more than $1 billion in private money loans secured by California real estate.

We are a direct lender. We fund our own loans, so we do not shop your file to other lenders, and the people you speak with on the first call are the people who make the decision. Our office is in Oceanside, and we lend only in California.

Our main website is northcoastfinancialinc.com, which covers our full range of hard money, bridge and commercial loans. This site, probateandtrustloans.com, is North Coast Financial's resource for one kind of borrower: families and fiduciaries dealing with property held in a trust or an estate.

What this site covers

When someone dies, the house is often the largest asset and the one that is hardest to divide. Banks rarely lend to a trust, an estate in probate, or an heir who does not yet hold title. We do, because we underwrite the property and its equity rather than a borrower's income history. The loans we make here are:

Every guide on this site is written to help you understand your options, whether or not you borrow from us.

Who we work with

Trustees and successor trustees

You hold title for the trust and owe duties to the beneficiaries. We lend to the trust, with the loan signed by you as trustee.

Executors and administrators

You have Letters from the probate court and an estate to settle. We lend to the estate within the authority the court has given you.

Beneficiaries and heirs

You want to keep the family home, buy out a sibling, or get the property ready to sell. We walk through how that works before anyone signs anything.

Attorneys, CPAs and fiduciaries

You are advising a client who needs liquidity from real estate. You get a direct line to the people who make the lending decision and plain answers on how a loan can be structured.

How a loan works with us

  1. A conversation first. Call (760) 722-2991. We ask about the property, who holds title, whether there is a trust or a probate case, and what the money is for. There is no cost to ask.
  2. We review the property and the paperwork. The property and its equity are the main things we underwrite. We do not order an appraisal and we charge no appraisal fee. We also look at the trust certification or the Letters from the court, so the loan fits the trustee's or executor's authority.
  3. Written terms, every fee named. You see the rate, the points and every lender fee in writing before you commit. No junk fees. Our guide to what these loans cost explains each item.
  4. Title and escrow close the loan. Funding typically takes 7 days once the documents are in order. A probate sale or loan that needs court approval takes longer, and we tell you that on the first call.

Most of these loans are paid off when the property sells, the estate settles, or the heir who keeps the house refinances. See how fast trust and probate loans fund and the document checklist for detail.
