First lien. Payments are calculated on a 30-year amortization, with the remaining balance due at the end of the term. Taxes and insurance not included.

Actual terms depend on property value, equity, trust or estate structure, and other underwriting factors. These figures are estimates only. No prepayment penalty: if the loan is repaid early, you save the interest for the unused months.

What drives the rate on a California trust or probate loan?

Property type and condition. Single-family residential properties in good condition qualify for our best rates. Multifamily, commercial, or properties needing significant work may carry higher rates.
Loan-to-value ratio. Lower LTV means lower risk for the lender, which can support a better rate. Higher LTV loans carry more risk and may land at the higher end of the range.
Trust or estate structure. Straightforward successor trustee situations with clean trust certifications close faster and at better rates. Complex structures with multiple trustees, trust protectors, or co-court supervision add complexity.
Title and encumbrances. Clean title with no unusual liens or encumbrances is preferred. Existing mortgages being paid off at close simplify the transaction. Unusual title issues increase complexity and risk.

What to expect from the process

After you call, we will ask a few questions about the property, the trust or estate structure, and what you need the loan for. We can usually give you a preliminary indication of whether and at what rate we can fund within one business day. If we proceed, the loan application, trust certification or letters, and title report are the main documents needed to move to funding.

Most California trust and probate loans funded by North Coast Financial close in about 7 days once the file is complete, with more complex situations typically closing within 10 to 14 business days. We have been doing this since 1981 and have funded over $1 billion in California trust and probate loans. We understand the process, we work efficiently with probate and trust attorneys, and we do not create unnecessary delays. Call 760-722-2991 to start the conversation.
