With 15 years of experience working with attorneys and their clients, we know probate and trust financing solutions.  We have pioneered methods that allow probate to close quickly.  We help to preserve the legacy of the decedent by specializing in buy-outs, allowing the family home to stay in the family. We also offer many other scenarios of financing and consulting. We have been creating multiple options to the estate and/or trust other than selling the property for over a decade.  Now that the real estate market is not cooperating, the viable questions are, "Does somebody in the estate want to keep the property?"." Is there a child or grandchild of a beneficiary who might want the property?" The possibilities are endless and the reality is, there's probably a "buyer" in the estate's back pocket right now!

We are currently one of only a handful of companies in California that offer mortgage products to probate estates, trusts and conservatorships.   We have been successful in putting the "pieces of the puzzle together", so to speak when it comes to mortgage financing as it relates to a probate or trust.  We understand what is needed to get money into an estate prior to preliminary distribution and/or final distribution. WE GET IT!

OUR HISTORY:

Builders Lending Group was established in 1987.  Since 1993 we have been working on arranging and funding loans to estates with full and limited powers, beneficiaries in  "buy out" scenarios and more recently to conservatorships. Lorrie Bryan has over 30 years of experience in the banking, escrow and mortgage banking industries.  Having always had a love for the law she has been able to combine the two by focusing on a product that many shy away from. She has pioneered techniques used by many attorneys to get money to an estate or trust prior to a final order for distribution.  Many have been helped by the financing offered when no other solution was available. 

Builders Lending Group exists for this reason: To help others through a difficult process and  tailor make a plan that will work without selling the property.
